The path to go-live

Six steps from sign-up to a live website on your domain.

6 stepstypically ~7 working days
  1. 01
    ~5 min

    You register and pay €29

A short five-step form: your property, photos and a domain idea, how to reach you and who to invoice. It remembers your progress if you close the tab. Nothing more is charged while we build. Several properties or a hotel? The form leads to a tailored quote.

  2. 02
    Within 1 working day

    We contact you

The way you chose — email, WhatsApp or phone — to confirm details and answer questions.

  3. 03
    Right after payment

    You upload photos & logo

The confirmation page has an uploader for up to 20 photos and your logo. The link is also in your welcome email, so you can come back later.

  4. 04
    Included

    We connect your domain

A new domain is registered in your name. Already own one? You change two nameserver values in your registrar account; we scan its DNS first so your email keeps working.

  5. 05
    Typically ~7 w. days

    We build your site

With real content: your photos, prices, rooms, amenities, a booking calendar and your own dashboard. The time is an estimate, not a guarantee.

  6. 06
    Go-live day

    You are live

Guests book and pay you directly. Your next €29 comes one month after this day, then monthly on that date.

02

What you get

A website for guests, your own dashboard, and all the tech around them.

All in onefor €29 a month
  • A website for guests

One beautiful page in English and Spanish: hero, the next 3 weeks at a glance, gallery, amenities, booking, reviews, location, FAQ. In the style you pick on the form.

  • Bookings & payments

A calendar with a live price and card payment (Apple Pay / Google Pay too) straight into your Stripe account.

  • Your dashboard

Calendar, reservations, inbox, prices, reviews, payments & invoices, analytics, settings — in English or Spanish, easy on a phone too.

  • Guest chat

Guests can message you on the site without signing in; messages land in your dashboard and you get an email.

  • Domain & hosting

Domain (up to €15/yr included), hosting, SSL, backups, updates and maintenance.

  • 2 edits a month

Texts, photos or prices — done by us. Much of it you can also change yourself in the dashboard.

For search engines: each language has its own address, a sitemap and structured data (schema.org VacationRental).

03

What we need from you

Not much — and we help with all of it.

4 thingsphotos, Stripe, domain, details
  • Photos & logo After payment

Up to 20 photos and a logo (JPG, PNG, WEBP, max 10 MB). Phone photos are fine.

  • A Stripe account Required

You create your own free Stripe account — that is where guests pay you. You connect it yourself in your dashboard by pasting your Stripe secret key (sk_live_…). We show you step by step.

  • Domain Required

New — just an idea on the form (registration also needs a street address). Existing — change 2 nameservers at your registrar. We never ask for your password.

  • Details in the dashboard Dashboard

Tourist licence number, SES.Hospedajes establishment code, guest contact details, invoice details (name / company, NIF/CIF, address).

  • Rules & prices Dashboard

Seasons and minimum stays, deposit, cancellation terms, cleaning fee, pets, check-in and check-out times.

  • Airbnb / Booking.com calendars Optional

If you also rent there — paste their iCal links.

How a guest books

From picking dates to the confirmation email.

4 stepsdates → price → Stripe → email
  1. 1

    Picks dates

Sees only free nights. Minimum stay, guest count, pets and preparation days between stays are checked.

  2. 2

    Sees the full price

Nights, extra guests, pet, cleaning and deposit — each on its own line, no surprises.

  3. 3

    Pays on Stripe

By card, Apple Pay or Google Pay, in their language. The dates are held for them while they pay (~30 min).

  4. 4

    Gets a confirmation

An email in their language: price breakdown, cancellation terms, check-in times, "add to calendar" and the traveller registration link.

Instant booking

  • The guest pays — the booking is confirmed.
  • Good if you only rent through your own site.

  • The card is only held, not charged.
  • You have 24 h to accept or decline.
  • No answer — the hold is released automatically.
  • Switches on by itself when you connect Airbnb or Booking.com.

Bookable up to 730 days ahead and up to 60 nights. You can add bookings yourself too: "already paid" or with a Stripe payment link (valid 24 h).

Money, deposits & cancellations

Guest money goes straight to you. We never touch it.

Your Stripe0% commission
  • Where the money goes

Into your Stripe account, then to your bank on Stripe's schedule. Stripe charges its standard card fee; we charge nothing.

  • Deposit

If you want one, the guest pays it with the stay. It is returned automatically after the number of days you choose — unless you return it earlier or keep part for damage.

  • Cancellation

Guests don't cancel on the site — they message you. You cancel in the dashboard and the refund is suggested from your rules (you can change it). The deposit is then returned in full.

  • Invoices

A PDF per booking or a ZIP for the month. Refunds are deducted, the deposit is never included. If you charge VAT, tick it.

Default cancellation terms: how much is refunded when cancelled this many days before arrival. Choose Flexible, Moderate or Strict, or set your own. The terms are frozen onto each booking when it is paid.

Refunds go back through your Stripe and usually reach the guest in 5–10 days. Refund directly in your Stripe dashboard and the system notices that too.

Airbnb & Booking.com calendars

Stay where you are — your site becomes one more channel, without commission.

Both wayswe check theirs every 15 min
Into your site

We read their calendars

  • Every 15 minutes (or press "Sync now").
  • Nights booked there close on your site.
From your site

They read your calendar

  • On their own schedule: Airbnb about every 3 hours.
  • Booking.com isn't real-time either; it has "Import now".
  • Why requests

So the same night can't be sold twice in those few hours, connecting your first calendar switches your site to requests: the card is charged only once you check and accept.

  • Alert

If an overlap still appears, you get a "Possible double booking" email.

  • What is shared

Dates only — never names or prices.

Frequently asked questions

Everything people ask before they register

Getting started

How do I sign up?

Use the five-step form at /start — about five minutes, and it remembers your progress in this browser if you close the tab. You pay €29 at the end and upload photos and your logo right after.

How long until my site is live?

Typically within 7 working days after we receive your photos and details. It is an estimate, not a deadline — if something needs longer, we tell you. If you already own a domain and its nameserver switch is still waiting on you, we publish on a temporary address first, and that day counts as go-live.

I have several properties or a hotel — does the flat price apply?

No — the flat price covers one property. Choose "Several properties" or "Hotel or complex" on the form and we will reply with a tailored quote.

My property isn’t in Spain — does it still work?

Yes, for properties in the EU, the UK, Switzerland and Norway: the website, your domain, bookings, payments to your own Stripe and calendar sync work the same. Two tools are Spain-only — SES.Hospedajes guest registration and Spanish guest invoices — so outside Spain your local registration and tax rules stay with you. The guest-facing site is in English and Spanish.

Pricing & billing

What does it cost, exactly?

€29/month. You pay €29 when you register; the next €29 comes one month after your finished site goes live, then monthly on that date (e.g. pay on 10 October, live on 17 October → next payment 17 November). It includes your website, domain (up to €15/year), hosting, maintenance and up to two content edits a month. No VAT charged — the seller is under Lithuania’s small business scheme (SVS).

Is there a long-term contract? How do I cancel?

No minimum term. Cancel anytime from your owner dashboard (Settings → Subscription) or by email; it takes effect at the end of the month already paid. If you cancel before your site is delivered, nothing more is charged.

Will I know about every charge?

Yes — Stripe emails you a receipt after every charge. The monthly amount never changes without notice — the only possible extra is a domain renewal top-up for an unusually expensive domain, and we always email you about that first.

What if I need more than two edits in a month?

Just message us. We always tell you the cost of extra work before doing it — never a surprise bill.

Your domain

I don’t have a domain yet — do I buy one myself?

No. Type a name on the form (it checks availability live) and we register it in your name. Up to €15/year is included; a pricier name adds a top-up for the difference — shown before you pay, and again before each yearly renewal (we email you first).

I already own a domain. What do you need?

Only one thing: log into your own registrar and change two nameserver values that we send you. We scan its public DNS records first so your existing email keeps working.

What happens to my domain if I leave?

It stays yours — it is registered in your name. We help you point it wherever you like.

Payments & bookings

Where does a guest’s payment go?

Straight into your own Stripe account. We are never a party to that payment — no commission, ever.

Does this replace Airbnb or Booking.com?

Not unless you want it to. Most owners keep those platforms and add their own site as a commission-free channel.

Can I sync my calendar with Airbnb or Booking.com?

Yes, both ways, with the standard iCal links. Your website checks your Airbnb and Booking.com calendars every 15 minutes and blocks those nights. Airbnb and Booking.com read your website's calendar on their own schedule — Airbnb about every 3 hours, and Booking.com doesn't sync in real time either. Only dates are shared, never names or prices. Don't want to wait? Block the dates on Airbnb and Booking.com yourself, or press “Import now” in Booking.com.

Could the same night be booked twice?

iCal leaves a gap of a few hours — that is its only risk, and we close it: as soon as you connect Airbnb or Booking.com, bookings on your website arrive as requests. The guest's card is only held, not charged; you get an email, check your other calendars and accept or decline within 24 hours. The card is charged only when you accept — if you decline or don't answer, the hold is released automatically. And if a booking made there overlaps one you already have, we email you at the next check (every 15 minutes). Prefer instant booking? You can switch it on in your dashboard.

Running your site

Can I update prices, photos and availability myself?

Yes — every site has its own admin panel built for owners, not developers. And two content edits a month done by us are included.

I don’t have professional photos — is that a problem?

No. Upload what you have, even phone photos, on your confirmation page and we will work with it.

What if I need help after launch?

Message us by WhatsApp or email — you talk directly to the person who built your site.

Ready to see your property online?

Five minutes to register. Typically online within 7 working days after we have your photos.
